Trammelcrow Meghraj survey states CHENNAI no.-1 in realty    The latest revelation
of survey done by TrammelCrow Meghraj (an international property consultant) in February 2007 came as an eye-opener of realty funds in India. According to the investigation, Chennai tops the list of tier-I cities in India, followed by Delhi and Mumbai positioned 2nd and 3rd respectively, while Bangalore and Hyderabad are ranked 4th and 5th in order. The charisma of Chennai multiplied owing to “outright purchase” and “equity” contribution in development. Pune topped the list of tier-II cities, while Kolkata, Chandigarh, Ahemdabad and Indore commonly shared 2nd rank in that order. The conclusion of survey, covering 90 resources was revealed sometime ago. Out of these only 40% sanguinely responded while the others stayed away from any reaction. In recent years some cities have become hot preference in terms of splendid investment returns. Despite the fact that Chennai comparatively came late in the race, it is the current hot favourite. In the last 2 yrs whatever progress Chennai has witnessed in REALTY, appears far-fetched in REALITY. The regional director of Chennai of TCM stated that, the deals here are more feasible, serious because of realistic and sensible outlook of the developers, in terms of blatant sale and equity. With several IT industry springing up, the need and development of residential spaces, will alter the lifestyle properties, generating steady flow of funds. The city notably didn’t have any large developers when compared to other cities like Mumbai, Delhi, Bangalore etc. Owing to the fact that 2-3 huge developers could definitely made difference in investment deals and could have shaped out huge land banks. The smaller developers are deficient in know-how. This grouping of cities on basis of class and category indicated that emerging metros of tier-II cities were placed higher than tier-I cities, followed by tier-III cities. The survey exposed tier-I cities as restricted and exhaustive in the long run as the benefit is based on arrayed assortment. However the other resources still considered it valuable and expensive realty, though these markets are soon subjected to saturation. The significant and swift changes, in office and residential spaces, tier-II cities like Kolkata and Pune has diverted the developers to invest in these cities. More than half a dozen funds are investing in Indore. Similarly, tier-II cities like Nagpur, Coimbatore, Nashik and Vizag are headed by IT’s and BPO’s due to its newly discovered potentiality.
